Our helpful guide takes you step by step through the process of selling a property with us:

1. Valuation

A valuation is the first step in the process of marketing your property. We will visit you and look around before advising on the value of your home and what price you can hope to achieve. If you would like to arrange an appointment, contact us or book a valuation and we’ll be delighted to come and meet you.

2. Photography and Floor Plans

We will arrange for high quality photographs to be taken for use in marketing materials so that your property is shown in the best light. Our professional photography can include video tours, 360° immersive tours and, where possible, drone footage as well. We will, of course, also create floor plans to allow potential buyers to visualise the layout of your home and imagine how they would live there.

3. Marketing Activities

From arranging For Sale boards to signpost that your property is for sale, to featuring your property on leading websites as well as our own, we will maximise the number of potential buyers who see your property. We will also use our well established social media channels to generate further interest.

4. Client Database

We have an extensive database of clients who are looking for properties in your area. When your property comes onto the market, we will notify anyone looking for a home like yours and often generate leads from there.

5. Viewings

We know how important well-conducted viewings are to the success of your property sale. We offer accompanied viewings with our experienced team who understand the skills involved in successfully showing your property to a potential buyer. All viewings are arranged in advance at a convenient time and at no extra cost to you.

6. Feedback

We will always gather feedback from viewers as this allows us to understand the perspective of potential buyers. Feedback can be made available on your online property dashboard and you can log in to see this at any time that suits you - 24/7.

7. Notes of Interest and Offers

Any viewers who may be interested in making an offer can submit a Note of Interest in the first instance. If we receive several notes of interest, then we may advise you to set a Closing Date whereby we set a deadline for all interested parties to submit their best offer.

Alternatively, potential buyers can submit an offer at any time for you to consider and our experienced negotiators will always give you their professional recommendation and advise you how best to proceed. We add immeasurable value by skilfully negotiating on your behalf to achieve the best possible sale price.

8. Missives

Once you have accepted an offer and your solicitor has completed all the necessary checks, you will be asked to sign a contract (missives) which will usually include a date to complete the sale. You will then have a binding contract with the buyer. During this time between accepting an offer and concluding the missives, your solicitor will play an important role to keep you regularly updated so you can make plans for your move.

9. Completion

When we receive confirmation from your solicitor that the funds have been received on moving day, the sale is complete. The keys to your property will be handed over by us to your buyer and your solicitor will transfer your funds to you. Congratulations!
