Choosing the right home to buy is one of the most important decisions that you will make. It’s an exciting time but can also be a bit overwhelming, which is why we are here to guide you. Our helpful guide takes you step by step through the process of buying a property with us:
1. Arrange your Finances
Before you begin, we recommend that you have your finances in place. Property is a considered purchase, so it’s important that you set your budget before you start looking.
This will impact your budget which, in turn, will influence your property search.
2. Appoint a Solicitor
Finding a good solicitor who is efficient and experienced in conveyancing can make the world of difference to the often complex buying process. We are happy to recommend some trusted local firms if you need them.
3. Tell Us What You’re Looking For
To help us find the most suitable property for you, we would encourage you to consider:
What area are you looking in?
What type of property are you looking for?
What is your budget?
Are local schools, transport links or other facilities important to you?
What are your ‘must haves’ and what are you willing to compromise on?
When would you like to move?
Once we have a clear understanding of your requirements, we will suggest suitable properties which match your criteria.
4. Viewings
We can arrange viewings for any of our properties that you are interested in. While there will be a Home Report available for all properties on the market, visiting in person will give you a better idea of whether a property is the one for you.
5. Make an Offer
When you have found a property you would like to buy, we put forward your offer to the seller. An acceptable price will be negotiated and an indicative entry date set.
6. Acceptance of your Offer
Once your offer is accepted, you will need to instruct your solicitor to proceed with the conveyancing process and your mortgage advisor will move ahead with your mortgage application.
7. Missives
After your solicitor has completed all the necessary checks, you will be asked to sign a contract (missives) which will usually include a date to complete the sale. You will then have a binding contract with the seller.
8. Completion
This is when the property finally becomes yours! When we receive confirmation from the seller’s solicitor that the funds have been received, the sale is complete and we will arrange for you to pick up your keys. Congratulations and Happy New Home!
